Full Project Breakdown

Tritec was appointed as principal contractor for refurbishment works at the Tate & Lyle Refinery in Silvertown, London, carried out between September and November 2020.

Commercial Roof Refurbishment

The metal roof was heavily contaminated with sugar residue and traffic film due to its industrial use and proximity to the airport. The original factory-applied coating had failed, with widespread delamination and corrosion, particularly at cut edges. Over 10,000 m² of roof area was thoroughly cleaned, prepared, and treated.

Following high-pressure cleaning and removal of loose coatings, all lap joints were sealed with Giromax Girosil® SE, cut-edge corrosion areas were primed, and all fixings encapsulated. The full roof area was then coated with Giromax Girosil® RC Ultra using airless spray application, extending the roof’s service life by 20 years and issued with a manufacturer-backed guarantee.

Metal Box Gutter Refurbishment & Replacement

A total of 252 linear metres of metal box gutters required refurbishment, with sections beyond economical repair replaced prior to coating works.

All gutters were cleared of debris, thoroughly cleaned, and prepared by removing loose corrosion and priming the substrates. Gutter joints were sealed using Giromax Girosil® SE before the full gutter system was encapsulated with Giromax Girosil® RC-G. The completed works were issued with a 15-year manufacturer’s guarantee, ensuring long-term watertight performance.

Felt Upstand Refurbishment

The mineral felt upstand at the junction of the roof and brick elevations had reached the end of its service life and was failing throughout.

The area was jet washed to remove traffic film and residue, with all loose felt cut back or torched for adhesion. Once prepared, the upstand was fully primed and sealed using Protec liquid resin, restoring waterproof integrity and durability.

Smoke Vent & Housing Removal

Redundant smoke vents, no longer in use and contributing to water ingress issues, were decommissioned and removed as part of the refurbishment works.

The vent housings were stripped back and removed, with all resulting roof voids over-sheeted internally and externally using matching steel roof sheets. This ensured a seamless finish prior to the application of the roof coating system, eliminating future ingress risks.
