Full Project Breakdown

Tritec worked on the Mail House in Kempston, Bedfordshire, from July to October 2019. The project involved comprehensive refurbishment across roofing, cladding, gutters, rooflights, and glazing frames to restore and protect the commercial warehouse and office buildings.

Commercial Roof Refurbishment

The roof refurbishment covered two small office roofs, two large warehouse pitched roofs, and two smaller warehouse extension roofs, totalling 3,695 m². Years of UV exposure and weathering had caused significant coating degradation, surface corrosion, and cut-edge corrosion on flashings and cappings.

Preparation included high-pressure jet washing to remove dirt and loose coatings, mechanical removal of corroded areas, and repair or replacement of deteriorated fixings. Redundant flues were removed and patched with matching profiled sheeting. Foam fillers were replaced under ridge cappings, and all cut edges and vulnerable areas were primed and sealed.

Finally, the roof received a full application of Liquasil Metalseal 20 in Goosewing Grey using an airless spray system, providing a BBA-approved 20-year guarantee and extending the roof’s lifespan by two decades.

Commercial Cladding Refurbishment

The 1,135 m² of horizontal trapezoidal cladding had weathered and suffered paint delamination and impact damage. Tritec prepared the surfaces with high-pressure jet washing and repaired redundant fixing holes and penetrations with body filler or overlay patches. Damaged sheets and flashings were replaced as needed, and foam fillers at vertical joints were renewed.

The cladding was coated with Giromax Girocote, applied in two contrasting grey tones (Merlin Grey and Goosewing Grey) using airless spray equipment. Following inspection by a Giromax representative, the client received a 10-year manufacturer’s guarantee.

Commercial Gutter Refurbishment

A total of 325 m of gutters were refurbished. Main warehouse gutters, which were beyond economical repair, received WeatherFOLD liner installation over insulation boards with new closure flashings, complete with a 10-year guarantee. High-roof extension gutters were primed, sealed, and coated with Liquasil One, providing a 15-year guarantee. All gutters were cleared of debris and silt prior to work.

Rooflight Replacement

274 m² of GRP rooflights were replaced due to UV damage, cracking, and water ingress, reducing natural daylight. Outer roof sheets were removed and disposed of, inner sheets cleaned, and new GRP sheets installed with fresh fixings and butyl sealants. Bright red capping highlighted fragile areas and improved daylight penetration immediately.

Glazing Frame Refurbishment

800 Lm of office block window and door frames were restored. Frames were cleaned, lightly abraded where corrosion had occurred, and treated with a clear non-sacrificial coating to restore factory gloss and colour. Perished gaskets were replaced, and the system now has a 5-year guarantee, improving aesthetics, protection, and functionality.
