Tritec was appointed to refurbish a 23,000 sq ft commercial warehouse and office building at Unit 1, Weston Avenue, Grays. The project, carried out from April to August 2024, focused on extending the lifespan and improving the performance of the building’s roof, gutters, and parapet copings.
Commercial Roof Refurbishment
Roof surfaces were thoroughly cleaned of dirt, moss, algae, loose coatings, and debris. PVDF areas were primed, and damaged caps, washers, and fixings were replaced or secured. Corroded fixing heads were stabilised with Drisilane® Prime, ensuring a solid base for the coating system.
Cut-edge corrosion repairs were carried out on sheets and flashings, with steel prepared to ST3 standard. Drisilane® Prime, RS, and Flex were applied to protect lap edges, creating a continuous and durable seal. Finally, a coat of Drisilane® Elite was applied across the roof with a 300 μm wet film thickness, delivering long-term weather resistance.
Commercial Gutter Refurbishment
Tritec installed the Rooflock Eighteen no-weld gutter liner system to upgrade the client’s gutter network. The flexible membrane forms to any gutter profile without heat welding, ensuring efficient water flow and strong protection at bolt locations. The system offered a robust, environmentally conscious solution suitable for industrial use and included a 25-year warranty.
Parapet Capping Refurbishment
Parapet copings were cleaned and prepared to remove dirt, fading, and powdering. A high-performance Tikkurila Temadur 20 coating was applied, restoring the parapets with a durable, uniform finish that complemented the existing building façade.
