Full Project Breakdown

Tritec was awarded the contract to carry out a comprehensive refurbishment of the roof, cladding, gutters, and rooflights at The Range store within Broadfields Retail Park, Aylesbury. The project was delivered over a three-month period from July to September 2020, with all works carefully coordinated around a live retail environment.

Roof Sheet Refurbishment

The existing metal pitched roof showed widespread deterioration, including corrosion, cut-edge breakdown, and failure of the original factory coating. A Giromax coating system was specified to extend the roof’s service life by a minimum of 20 years.

Preparation works included high-pressure cleaning, mechanical corrosion treatment, tightening and replacing fixings, and sealing vulnerable details. Giromax Girosil® SE was applied to lap joints and cut edges before the full roof was encapsulated with Giromax Girosil® RC using airless spray equipment, complete with a manufacturer-backed guarantee.

Gutter Refurbishment

Both the main box gutters and perimeter mansard gutters showed signs of corrosion, leaking joints, and debris build-up due to limited maintenance.

All gutters were cleared, washed through, and outlets restored to full flow. Joints were sealed with Giromax Girosil® SE before the gutter systems were primed and encapsulated with Giromax Girosil® RC-G, extending their lifespan by up to 15 years and avoiding the need for full replacement.

Cladding & Soffit Refurbishment

The mansard cladding, fascias, and soffits had previously been hand-painted, with coatings now flaking and heavily soiled. Working around a live retail environment, Tritec carried out thorough cleaning and adhesion testing to prepare the substrates.

The Giromax Girocote® system was then applied using airless spray methods, restoring appearance and durability. The completed works were issued with a 10-year manufacturer’s guarantee.

GRP Rooflight Replacement

The existing GRP rooflights had degraded due to UV exposure, reducing daylight levels and causing water ingress. Due to live trading conditions, Filon Supasafe non-fragile rooflight sheets were specified for added safety.

Works were completed outside store hours, with defective outer sheets removed, inner sheets cleaned and retained, and new Supasafe GRP rooflights installed using new fixings and butyl sealants. The replacement rooflights restored natural light and were supplied with a 25-year life expectancy.
